We directly target the largest components of CAM charges: electricity and water. By using high-efficiency chillers, LED lighting with smart controls, and water-saving fixtures, we can drastically reduce the common area utility consumption, which is the main driver of CAM.

We design a completely separate and dedicated ventilation system for the food court area. This includes high-capacity exhaust for the kitchens and a 100% fresh air makeup system. This prevents odors from migrating to retail areas and ensures a pleasant dining environment.

We provide a comprehensive Tenant Criteria Manual that clearly outlines the available MEP tap-off points (chilled water, power, drainage, etc.), load capacities, and submission requirements. Our team then works with the tenant's contractor to review their designs and ensure a smooth integration.
