A Complex Engineering Puzzle
The primary challenge was executing a large-scale MEP retrofit within a fully operational, high-traffic skyscraper. For HVAC, the goal was to manage the immense cooling load and corrosive sea air of Karachi while creating distinct climate zones. For fire safety, the challenge was to upgrade the entire high-rise network—including sprinklers, alarms, and smoke management—to the latest codes without disrupting daily business for hundreds of tenants and thousands of visitors.

Our team engineered a phased, zone-by-zone retrofit. For HVAC, we installed high-efficiency, anti-corrosion coated water-cooled chillers and refurbished the Air Handling Units (AHUs) with smart controls to optimize performance. The fire safety solution involved upgrading the entire building to an intelligent, addressable fire alarm system, retrofitting sprinklers where required, and implementing a state-of-the-art smoke control and staircase pressurization system, ensuring full compliance with the Building Code of Pakistan-Fire Safety Provisions.
